Overview
Value investing, local focus

Since 1978 South Bay Development Company has acquired, built, developed, and managed commercial property in Silicon Valley. From partnerships with institutional investors to our own accounts, we have expertise in all phases of the development process. Commercial property is our business and our passion.

What We Do

We keep pace with the spirit of Silicon Valley business through solid development and acquisition strategy. Our focus on the core real estate disciplines of development, acquisition and management let us quickly adjust to economic fluctuations, maximizing value and investment potential. We’ve worked hard for our position, growing and sustaining profitability in the shifting climate of Silicon Valley.

Development

With over 35 million square feet, hundreds of acres of land and dozens of awards, weve gained a reputation for success in both speculative and build-to-suit spaces. For office, and industrial, we offer full integration at every phase to ensure on-schedule projects, with on-budget bottom lines. We work with communities to expedite approval and entitlements, and maintain high community standards.

Acquisition

In addition to development, our strategic revitalization and repositioning projects create lucrative new opportunities for our clients. From value-add, to leased investments, our specialty in repositioning assets has maximized the potential of millions of square feet. We create value through use changes, substantial property renovations and general rehabilitations.

Management

Great relationships are built. Over the last quarter century, weve added value for tenants, brokers, contractors, and consultants with every transaction. Keeping a strong geographic focus has made us a leader in office and industrial in Silicon Valley. Advanced technology, integrated reporting, and streamlined systems means we track, report, and offer efficient solutions that meet our clients’ needs—and exceed their expectations.

Who We Are

Integrity and professionalism are just the beginning. Our team is talented, experienced, and recognized among the industry’s foremost authorities for the value and opportunity we deliver to our clients—and  the Silicon Valley economy. Leveraging experience and well-established relationships with investors, brokers, tenants, local government, and bankers ensures efficient and comprehensive processes for our clients, tenants and partners.
